A lot of customers have called us wanting more information about the warranty on their current water heater. Most brands of residential water heaters have six (6) year tank and a sin (6) year parts warranty. This will vary with different models and manufacturers. The labor warranty from the manufacurer is one (1) year, BUT if the water heater is purchased and installed by B&W Plumbing and Heating, then we will give the customer a two (2) year labor warranty from the date of installation. Once the labor warranty has expired, the customer will have to pay for the labor for the part covered under warranty to be replaced.
Another thing to remember is that all warranty transactions use the original date of installation. Example: if the gas valve on a water heater fails after five (5) years and is replaced under a part warranty, the new gas valve is not covered for another six (6) years. The warranty for the new gas valve expires six (6) years fro the date of the original water heater installation.
If the water heater is a Whirlpool and was purchased a home center or hardware store, the part must be returned to the store where purchased for the part warranty to be honored. We will be happy to remove/install any parts for the customer, but the customer will have to go to the store for the replacement parts.
Now lets talk tank warranty. What a consumer first understand about residental gas tank water heaters is that there are two (2) types. For lack of better terms, we call them “Old Design” and “New Design.” Several years ago, a law was passed requiring all tank type gas water heaters produced after July 1, 2003 to incorporate a Flammable Vapors Ignition Resistance design so that the gas burners will not ignite flammable vapors from liquid spills in the vicinity of the water heater. The manufacturers had already produced a large quantity of the “Old Style” water heaters before the deadline so they were still sold beyond the July 1, 2003 production deadline. Any gas water heater produced after that date are the “New Design.”
If a tank leaks or fails with any “New Design” gas water heater and it is still in warranty, the water heater can be replaced under the tank warranty. If the labor warranty has expired, the home owner will still have to pay for installation for their replacement water heater. The replacement water heater’s warranty date is still six (6) years from the original water heater’s installation date, not the replacement date. Example: If the homeowner’s “New Design” gas water heater tank fails after four (4) years, a replacement water heater will be installed, the customer will pay for installation, and the balance of the warranty remaining will be two (2) years.
If the tank leaks or fails with any “Old Design” gas water heater and it still has a tank warranty, then the homeowner can replace the the water heater replaced under warranty. The homeowner will have to pay for installation and an upgrade charge for the “New Design” water heater. The good new in this scenario is that with the upgrade charge, the the water heater’s warranty will extend another six (6) years. The upgrade charge varies by manufacturer. Example: If the homeowner’s “Old Design” gas water heater tank fails after four (4) years, a replacement water heater will be installed, the customer will pay for installation and an upgrade charge, and the balance of the warranty remaining will be six (6) years.

Whether your basement is finished or if you use it for storage, there are several thousand dollars invested in your basement. The smartest thing to do is to protect yourself with a battery backup sump pump system. Battery backup sump pumps give you the peace of mind knowing that you are protected during a power outage or a heavy rainstorm.
Have you ever wondered…..
What happens when there is a power outage?
-A battery backup sump pump system uses a secondary power source to pump the water out when there is no power to the main pump.
What happens if debris clogs the main pump or the main pump fails due to a mechanical problem?
-A battery backup sump pump system will provide a secondary pump if the primary fails.
What happens if the float switch on the main pump fails or becomes stuck?
-A battery backup sump pump system uses a secondary float switch to activate the backup pump.
The truth is, if you have a basement, you can’t afford not to have a battery backup sump pump. Insurance companies have changed/redefined what is covered in the event of a flooded basement. Call your agent BEFORE your basement floods to find out what your coverage is.
Even if you are covered, the cleanup following a flood is daunting.
Call us at (317) 243-3581 or click http://bplusw.com/NeedService.html and schedule a time for the Professionals in the Big, Black Trucks to come out and install a battery backup sump pump system (and peace of mind) for you.
